Frame Specification
Supply Only Specification

Design:
   • Timber frame structural calculations and design drawings

Timber Treatment:
   • All structural timber components are preservative treated to comply with Building Regulations and NHBC Certificate

Structural Timber Frame Package:
   • 38mm x 140mm CLS with 9mm OSB external panels
   • 38mm x 89mm CLS internal stud walls
   • Structural timber beams
   • Form door and window openings, window battens
   • Roof trusses incl. hips/dormers/4” x 1” bracing/hangers & clips, wall ties,
   • Cavity barriers
   • Includes delivery

Delivery:
Articulated vehicles with 40ft trailers or rigid 33ft lorries will make delivery in full loads to the closest practical point over surfaces suitable for these vehicles.

The unloading and storage of supply only items will remain your responsibility.

Timber Size 38x89 CLS pressure impregnated with preservative at maximum 600 centres
Sheathing 9mm OSB BBA approved to external face
Lintels 45X220 softwood C24 grade pressure impregnated with preservative
Breather Paper Permo frame 100G factory fitted to external face using polypropylene tape and stainless steel staples
Soleplate 38x89 CLS pressure impregnated with preservative single layer to ground floor only
Headbinder 38x89 CLS pressure impregnated with preservative single layer.

Flooring 22mm TG4 P5 grade chipboard fixed with annular ring shank nails – Weyroc


Roof Construction
Construction Method Standard trusses designed in accordance with BS5268.PART 3
Construction Method Trussed rafters designed in accordance with BS 5268 Part 3 at 600mm c/cs
Infill Timer TR26 planed and graded softwood to match truss sizes
Gable Ladders Supplied loose 600mm overall width


Ancillary Items
Damp Proof Course 300mm polythene for beneath soleplate
Firestop 50x50 Sawn fitted as required by building regulations


Items supplied loose for fixing by others
Wall Ties Simpson Strong-tie stainless steel wall ties to be located at stud positions at 375mm centres vertically


Exclusions
Noggins Additional noggins to secure fixing of plywood, radiators, units, etc
Plywood Plywood reinforced zone to all stud partitions from 300mm to 1500mm to allow for further grab rails
Facias/Barges/Sofits Cellular pvc-u profiles and accessories have not been included; timber facias and soffit can be obtained at your request
Valley Boards Not supplied or fitted
