Full Build Standard Specification

Foundations
600mm wide foundations using GEN 1 concrete depth to Local Authority approval.
(Maximum 1 mtr depth.)

External Walls
Our timber frame wall panels are made from 38mm by 89mm treated CLS stress graded timber with a sheathing of 9.5 mm OSB 3 board onto which we attach Zylex breather membrane. Internally we attach vapour barrier and 12.5mm plasterboard, which is then dry lined, and a sealer coat applied ready for decoration. 100mm insulation is applied to the void in these walls. The external skin is to be facebrick to Local Authority approval (p.c. sum allowed £225.00 per ‘000) or block and render.

Internal Walls
All internal walls are constructed to engineers calculations if load bearing. Non-load bearing partitions are constructed out of 38mm by 89mm treated CLS stress graded timber with 12.5mm plasterboard to both sides. All walls to bathroom areas are insulated with 100mm insulation.

Floors
Ground floor to be100mm concrete power floated finish on 2000 gauge DPM on 100mm Jablite insulation on 25mm sand blinding, or a timber floor using TJI joists
with 19mm flooring grade chipboard can be used.
First floor joists to be 225mm by 50mm stress graded timber with 19mm flooring grade chipboard. (Moisture resistant boarding to be used in bathrooms.)

Windows and doors
External windows and doors to be Upvc white with double glazed units and trickle vents as required.

Ceilings
Smooth finish with Artex coving to all areas as discussed.

Staircase (houses only)
Softwood timber staircase with turned spindles and newel posts. Handrail to be no lower than 900mm spindles at 100mm centres.

Roof Structure
Trusses designed by specialists at 600mm centres secured with truss clips. 100mm by 25mm timber bracing as required. Concrete tile on 50mmby25mm
treated batten on underslaters felt. Over fascia ventilation to be used. Fascia boards to be white upvc with squareline rainwater gutters. 150mm insulation to be laid to loft area.

Internal Joinery
Internal doors to be 6 panelled clear pine doors with brass ironmongery. Skirtings to be 100mm. Architraves to be 75mm.

Externally
Install rainwater gullies and connect to soak ways.
Below ground drainage to be 100mm plastic pipes with inspection chambers as required (Max 2 manholes, 15 mtrs pipe).

Heating and Electrical
Gas or oil central heating system, all works carried out to current Corgi regulations.
All electrical works to comply with current IEE regulations, layout to be agreed prior to commencement.

All service connections (gas, sewer, water, electric, BT), these are the sole responsibility of the customer
